Buyers typically take 25 seconds to decide on an online property listing

Homebuyers in the UK take, on average, just 25 seconds to view an online listing and decide whether to reject a property, according to new research.

The study revealed that people make up their minds in seconds when browsing properties online, with a third (32%) deciding whether to reject a property or take a closer look in less than 10 seconds.

By comparison, research also reveals that we spend, on average, 3.7 minutes deciding what to watch on television, eight minutes on which restaurant to dine out and 96 seconds deciding whether someone is attractive. 

Some 60% of the 2,000 Brits who took part in the poll for Purplebricks said that they would only view a property if its online listing had impressed them, while two in five (40%) said a short video would help them to shortlist properties. 

Location, location, location

Confirming that the often-quoted mantra ‘location, location, location’ still holds true, three quarters (77%) of those polled said that location was the most important factor when searching for a new home, while almost half (47%) said that an online listing’s lead picture or thumbnail could make them quickly reject a property.

Researchers found that homebuyers consider the kitchen (78%), lounge (60%) and bedrooms (55%) as the three most important rooms to look at when searching for a new home. 

Many people are also looking for at least a partial doer-upper, as 70% of those polled said that it was important for a property to have potential for renovations or improvements. 

More outdoor space

With buyer demand for outdoor spaces growing since the start of the pandemic, 28% of those polled said that a house with a small garden would be their top reason to quickly put them off a property. 

Meanwhile, one in five (21%) said that images with a dated décor would make them reject a listing

More than a third (36%) said that they would be favourably influenced by a property that was “social media ready” – one that they could proudly post on TikTok or Instagram, for example. 

Gut reaction

When it comes to eventually viewing a property in person, researchers found that buyers make gut decisions, with 26% admitting that they would make a decision on a property within seconds of entering the home. One in 20 (6%) even said that they made their minds up as soon as they arrived at the front door. 

Commenting on the findings, psychotherapist Lucy Beresford, who was asked to analyse the research, said: “We are hard-wired to make gut decisions around our sense of security, which is why our bodies spring into action when looking for a home as this is the place where we plan on building a future.”
